🧮 Deal Math of the Week: Why Collateral Changes Everything

Two deals, same price, same cash flow. One is a services business with no hard assets; the other comes with a building appraised at half the purchase price.

• Lenders can blend in SBA 504 or real-estate terms with longer amortization on the property portion, which lowers the annual payment.

• The collateral reduces perceived risk, which helps at the margin on pricing.

• The real estate gives you a floor value if the business underperforms.
