🔧 Skilled Trades & Blue Collar: 9 Businesses For Sale 🔧

Welcome to the first stop in our new industry vertical series. Private equity has spent five years rolling up HVAC, plumbing, and fabrication for one reason: essential work, sticky customers, and margins that do not care about the news cycle. This issue puts every trades and construction deal in our 68-deal pipeline in one place, from a $450K cash flow welding shop to a steel fabricator with real estate included. Reply to this email with the deal number(s) and we will send you the details.

👋 Hey Team!

Welcome to all the new subscribers who joined this week!

How this issue works: deal numbers carry over from our master pipeline (Issues #221 through #227), so if you already replied about a deal, the number is the same. Note the numbers that interest you and reply to this email with them. Most of these businesses are off-market and appear nowhere else, and a real person on our team reads and answers every reply.

#45 - Stainless Steel Welding & Fabrication Shop

📍 Location: Rutherfordton, NC 🏷️ Asking Price: Negotiable 🆔 Business ID: Confidential 💰 Cash Flow: $450,000 📈 Gross Revenue: $1,200,000 📊 Business Type: Specialty Stainless Steel Welding / Fabrication 🏠 Ownership: Owner Operated 🔥 37% Cash Flow Margin! | No Anchor Price! | Retirement Sale!

Key Highlights:
• $450,000 in cash flow on $1,200,000 in revenue is a 37% margin, exceptional for a fabrication shop and evidence of specialized, higher-value work.

• Stainless steel work serves food processing, pharmaceutical, and sanitary industries, clients who cannot substitute on quality.

• The owner named no fixed number, which puts a prepared buyer in control of structuring the conversation.

• Up-to-date financials are available on a retirement-driven 3-6 month timeline.

🚀 Growth Opportunities:
• Fabrication shops with this margin profile become platform acquisitions; add estimators and welders and the book of business scales.

• Seller has signaled openness to discussing financing structure.

📌 Summary:
A specialty trades business earning software-adjacent margins with a retiring owner and no anchor price. For a buyer who knows how to value a shop like this, the opening is right now.

#50 - Timber & Sawmill Operation

📍 Location: New Straitsville, OH 🏷️ Asking Price: $1,975,000 (appraisal value) 🆔 Business ID: Confidential 💰 Cash Flow: $300,000 (5-year average) 📈 Gross Revenue: $1,500,000 (5-year average) 📊 Business Type: Timber / Construction Materials Manufacturing 🏠 Ownership: Owner Operated 🔥 Priced At Appraisal! | Land and Equipment Included! | Biochar Project Ready to Go!

Key Highlights:
• The $1,975,000 ask is the appraised value, not a hope number. Asset-heavy deals priced at appraisal give lenders something concrete to underwrite.

• $1.5M average revenue and $300K average cash flow across five years demonstrates consistency through multiple market cycles.

• The owner has a biochar project underway that he says is bigger than he can take on at his age. The growth plan comes with the keys.

• ASAP timeline from a motivated seller who wants a clean, fast process.

🚀 Growth Opportunities:
• Biochar and specialty wood products command premiums over commodity lumber; the groundwork is already laid.

• Construction materials demand in Appalachian Ohio remains steady with limited local competition.

📌 Summary:
A durable, asset-backed operation where the seller's constraint is age, not the business. The buyer who executes the expansion the owner already mapped gets paid twice.

📅 What to Watch: August 2026

The Trades Premium Is Widening. Consolidators keep paying up for HVAC, electrical, and fabrication platforms with $500K+ in cash flow. Deals #45 and #48 sit exactly in that strike zone; individual buyers who move before the platforms find them get better pricing.

Lenders Like Steel and Dirt. Asset-heavy trades deals with equipment, real estate, or appraisals attached (like #10 and #50 below) underwrite more smoothly because collateral backstops the loan. If your buy box is trades, your financing conversation is easier than you think.

Q4 Closings Start Now. A typical SBA acquisition runs 60-90 days from LOI to close. LOIs signed in August become businesses owned by Thanksgiving.
