🍽️ Food, Beverage & Hospitality: 10 Businesses For Sale 🍽️
Restaurants have the worst reputation and some of the best entry prices in small business acquisition. Everyone knows the failure statistics, so almost nobody competes for the profitable ones, and the multiples show it. This issue collects every food, beverage, and hospitality deal in our 68-deal pipeline, including a cafe asking less than one year of its own cash flow and a lakeside inn doing roughly $1M. Reply to this email with the deal number(s) and we will send you the details.
👋 Hey Team!
Welcome to all the new subscribers who joined this week!
How this issue works: deal numbers carry over from our master pipeline (Issues #221 through #229), so if you already replied about a deal, the number is the same. Note the numbers that interest you and reply to this email with them. Most of these businesses are off-market and appear nowhere else, and a real person on our team reads and answers every reply.

#56 - High-Volume Italian Cafe
📍 Location: New Hartford, NY 🏷️ Asking Price: $200,000 🆔 Business ID: Confidential 💰 Cash Flow: $230,000 📈 Gross Revenue: $3,900,000 (owner-reported, verification pending) 📊 Business Type: Italian Cafe / Full-Service Restaurant 🏠 Ownership: Owner Operated 🔥 Asking Below Annual Cash Flow! | Seller Financing Offered! | Retirement Sale, ASAP!
✅ Key Highlights:
• $200,000 to buy $230,000 of reported annual cash flow. On paper the business pays for itself inside a year.
• A high-volume cafe in a Utica-area community where the regulars carry the room.
• The owner offered seller financing before anyone asked, which usually signals confidence in the handoff.
• The owner reported $3.9M in revenue against $230K in cash flow. That ratio is unusual and needs confirmation from tax returns before anyone prices this. We will pull them.
🚀 Growth Opportunities:
• Catering, private events, and packaged goods are the standard margin extensions for an established Italian kitchen.
• If the volume is real, even modest menu re-pricing moves the cash flow line significantly.
📌 Summary:
Priced like a distressed sale by an owner who simply wants to retire. Do the verification work first, then move fast if the numbers hold.
🔒 Confidentiality: Financials available upon NDA.

#53 - Lakeside Inn & Tavern
📍 Location: Stony Lake, MI 🏷️ Asking Price: TBD 🆔 Business ID: Confidential 💰 Cash Flow: $200,000 📈 Gross Revenue: ~$1,000,000 📊 Business Type: Destination Inn, Restaurant & Tavern 🏠 Ownership: Owner Operated 🔥 Three Revenue Lines! | Destination Lakeside Location! | Owner Is 71 and Fully Retiring!
✅ Key Highlights:
• Lakeside hospitality businesses draw customers who plan the trip around them. That is a moat a strip-mall restaurant will never have.
• Roughly $1M in revenue with $200,000 in cash flow across lodging, food, and bar.
• Rooms, kitchen, and tavern each carry different margins and different seasonality, which smooths the year.
• The owner is 71 and stepping away completely on a 3-6 month timeline.
🚀 Growth Opportunities:
• Weddings and private events are the highest-margin use of a lakeside property and are often underbooked by owner-operators.
• Shoulder-season packages extend a summer business into a nine-month one.
📌 Summary:
An operating business attached to a genuinely scarce location. Ask us about the real estate structure; it shapes both the price and the financing.
🔒 Confidentiality: Financials available upon NDA.

📊 Insight of the Week: Restaurant Pricing Is Broken in Your Favor
Look at the multiples in this issue. A pizza restaurant at 1x cash flow. A franchise sandwich shop at roughly 0.3x. A cafe asking less than a year of earnings.
Nothing else in small business trades this cheaply, and the reason is reputational rather than financial: buyers have absorbed the statistic that most restaurants fail, so they will not touch even the profitable ones. That belief is doing real work on price.
The catch is honest and worth stating plainly: restaurants demand an operator, not an investor. If you are not going to be in the building, this whole category is a trap. If you are, the entry prices here are the lowest anywhere in our pipeline.
