That is roughly 0.3x cash flow, a number that exists only because the owner has health issues and needs out now. Deals like this reward buyers who can move fast on diligence and financing, and they punish buyers who take three weeks to reply to an email. Verify everything in diligence, especially franchise transfer terms, but move.
